Hello Villas at Alta Mesa Homeowners:
The 2024 Assessment for Villas at Alta Mesa is $163.50. This includes funding of reserves and operating costs such as:
1. Inflation. The monthly inflation rate has continued to rise compared to this time last year. That translates to higher costs for all materials and labor in the immediate term and for next year.
2. Underfunded Reserves. The Association is underfunded to meet predicted long term maintenance obligations, including maintenance on common area assets (pool, gates, streets and landscaping). The reserves are currently at approximately 10% funded.
3. Duty to Fiscal Responsibility. The board takes responsibility to handle the associations finances seriously. Our main focus with the finances has been to make sure that we are prepared for long term costs and prevent the need for a large surprise special assessment in the future to cover a predictable cost.
Remember, we are all homeowners just like you are and have to pay the same amount of assessment as you do. Hopefully, something will change with the inflation rate that will help us keep increases down in future years.

IMPORTANT PAYMENT INFORMATION
This is a friendly reminder that all assessment payments must be posted to your account no later than the end of the business day on the 15th of each month. If you are using bill-pay through your bank, auto-pay, or mailing in a check, be mindful to allow for the proper processing time required to have your payment posted on time. Any payments posting to a homeowner's account after the end of business (4:00 pm) on the 15th of the month they are due will accrue a late fee on the 16th. Remember, assessment payments are due on the 1st of each month and the 2nd - 15th is a grace period provided by the Board of Directors.
